From analysis to spatial vision for the Municipality of Zalk
Zalk is a characteristic village on the banks of the River IJssel and a popular place to live. Anticipating the demand for housing, the municipality has exercised its right of first refusal on various plots in and around the village. Witteveen+Bos was commissioned by the municipality to investigate how Zalk can grow while respecting its history and identity.
The starting point for the assignment was to conduct both a spatial analysis and a policy analysis. Spatial principles were formulated based on these findings.
Preserving the silhouette and sightlines
Central to the spatial vision is the preservation of the village's silhouette and the sightlines towards the open area. Based on these principles, we drew up several variants.
Careful integration
A preferred variant was selected from these variants, consisting of the integration of 70 homes in and around Zalk. In order to achieve a careful integration that is in keeping with the history and identity, our experts studied the subsoil and the history of Zalk.
Zalks street
Part of the preferred variant is a ‘Zalks street’. Here, irregular parcelling has been applied, as is characteristic of Zalk. Our design also includes a proposal for new farmyards on the edges of the village. Both of these spatial interventions ensure the strengthening of the centre as well as the edges towards the outskirts.
The preferred option provides for the growth of Zalk within the contours of the right of preference until 2050.
