Spatial exploration for the municipality of Kampen

Commissioned by the municipality of Kampen, Witteveen+Bos conducted a spatial exploration into the development potential of a number of plots on Dorpsweg in IJsselmuiden.

The plots on Zoddepark are among those subject to pre-emptive rights. At this location, three spatial scenarios were explored to determine how densification with housing could give a qualitative boost to the area, including a better connection to the nearby park. A variant in rows oriented at right angles to the ribbon was chosen. This preserves the relationship with the old ribbon, located on an old sand ridge.

New presentation of the park

By leaving space between the houses, the current residents' view of the park is preserved as much as possible. Low-cut ‘barn-like’ volumes in the second line, behind the ribbon development, create a village-like atmosphere and a friendly appearance. The whole also contributes to a new presentation of the front of the park.

Vehicles out of sight

Vehicles are parked centrally and are therefore not visible from the outside, which contributes to the spatial quality without the need for additional parking spaces in the old ribbon. The banks of the adjacent stream are also being landscaped in an environmentally friendly manner. This not only contributes to a pleasant living environment, but also strengthens the local ecology.
