From industry to a green and compact residential neighbourhood

Commissioned by Maas-Jacobs and Van Agtmaal B.V., Witteveen+Bos worked with the Municipality of Breda on a plan to transform the site of a former car dismantling company on Tilburgseweg into a compact neighbourhood with 55 homes.

Child perspective central

The urban design in the Moleind-Oost neighbourhood focuses on green and car-free spaces that encourage play and social interaction, fostering a strong sense of community. The child's perspective plays a central role in this, allowing children to move from the green head to the courtyard without having to cross the road.

The courtyard and the green area at the front have been designed as pleasant green spaces for people and animals to enjoy. Parking spaces are clustered and kept out of sight as much as possible. A short walk to the car park encourages spontaneous encounters.

Compact low-rise buildings

A unique feature of the plan is that it provides compact terraced houses for the mid-range segment instead of flats. This means that the area development responds to a segment that is in high demand but rarely offered in Breda.

For senior citizens, lifetime homes are provided that connect to a green courtyard. This plot on Tilburgseweg is the catalyst for further transformation of the outdated industrial estate around Urkstraat.
