Area Perspective+ provides IJsselstein with guidelines for the Kromme IJssel area

Many functions converge aloung the Kromme IJssel: nature, agriculture, recreation and also housing. This calls for a balanced and integrated area vision. In collaboration with the municipality of IJsselstein, Witteveen+Bos has expanded on the existing vision in an Area Perspective+.

Suitable housing

The Kromme IJssel area has been designated by the municipality as a potential location for new housing. The area is expected to play an important role in the housing challenge, particularly in meeting the growing need for suitable housing for first-time buyers, young families and senior citizens.

Preserving the countryside

The Area Perspective+ pays a great deal of attention to the careful integration of this component within the area development. As with other future developments, cultural history and the unique landscape are leading factors. At least 80 % of the rural area will be preserved. New buildings will be logically located on the outer edge, close to existing facilities.

Green and gentle transitions will be used to connect with the surrounding landscape. The residential area to be realised will embrace, reinforce and expand the historical characteristics and natural values.

Energy-efficient, circular and climate-adaptive

In line with this, sustainability is also central to this vision document. Not only in the landscape, but also in the housing challenge: the municipality is committed to making homes as energy-efficient, circular and climate-adaptive as possible. Other forms of financing are also being explored, so that investments in the landscape go hand in hand with the development of new neighbourhoods.

Another core value is actively promoting a healthy lifestyle, liveability and safety. By investing in attractive routes for walkers and cyclists, plenty of greenery and sufficient space for relaxation and socialising, everyone will have the opportunity to live healthily and happily in this area.

Coherent nature network

The changing climate requires smart measures against drought, flooding and heat stress. The landscape plays an important role in biodiversity and meets residents' desire for more green space and recreation close to home. A coherent nature network that connects and strengthens flora and fauna is in line with both objectives.

Agricultural transition

The Kromme IJssel area connects the old polder landscape, the river landscape of the Lek and the towns of IJsselstein and Nieuwegein. As part of the agricultural transition, farmers in the area are being encouraged to make their businesses more sustainable, and new opportunities to contribute to the regional energy challenge are also being explored.

Tailored participation

A four-step participation process was used to gather valuable wishes and ideas for the Area Perspective+. Residents, entrepreneurs, landowners and other stakeholders were able to contribute to the content of the area perspective by completing a public survey and participating in a total of three area workshops. By organising an official consultation, local authorities and the water board were also given the opportunity to contribute their ideas.
